Ristia Boutique Office is located in a busy thoroughfare in the south of Jakarta, sandwiched between two large tall apartments.
The setback regulations as well as the unconventional shape of the site inform the resulting form of the building. The ‘fracture’ in the middle is introduced as a buffer zone in between the core/services in the western corner of the building and the office spaces in the eastern corner of the building. The ‘fracture’ is orientated towards the north-south direction as well as northeast and northwest direction, in order to encourage cross ventilation to occur while also maximizing the best potential views from the site. This ‘fracture’ will act as a social incubator as well as a green lung that vertically integrates the occupants of the building, allowing visual connectivity between each floors while encouraging chance encounters and impromptu meetings to occur within the building.
